Candid Letter from Amazed Client

Dear Florida Mortgage Firm,

I just wanted to let you know that we are really enjoying the home you helped my husband and I purchase. It truly is our dream home. When we first started looking, my loan was approved at another lender’s office. However, it was for a lower amount, and I was told by my loan officer that it was the max we could be approved for and that our taxes and insurance could not increase more than $1,200 total for the year.

The loan office told me that my debt-to-income ratio could not exceed 38% on a VA loan. With me being in the industry, I didn’t think it sounded correct, and I also knew that it was going to be really hard for me to find a home with the taxes and insurance not exceeding $1,200 a year, but my husband and I said OK and started looking.

My realtor took us to look at about 10 properties. It was hard for us to agree on a home. The last one we looked at was a very up-to-date bungalow with all new appliances, new wood cabinets with granite countertops and new wood floors. It was out of our price range, but we both fell in love with the home.

With my husband being a loan processor and me being a closing manager, I knew there had to be a way to get us approved for a little more and that our DTI could go higher than 38%. That is when I asked my manager if he knew any intelligent loan officers. I was referred to your company.

After our first phone call, it was obvious you actually knew what you were talking about. Within an hour, my husband and I were approved to purchase the home of our dreams.

Your processing team is one of the best I have seen. They always kept me informed of where my loan was during the process and also let me know what to expect during the process. There was never any question about what was going on with my loan. You and the processing team were very responsive and always available to answer my questions.

I have been in the industry for about 18 years, and I have never seen a VA loan closed within 15 days of the contract. We couldn’t be more pleased with your service.
