There is no doubt that homeowners should always make sure they apply for their homestead exemption. In Florida, the exemption protects homeowners from having their property taxes skyrocket, should their home value do the same. The deadline to file just passed by at the beginning of March 2014 for people who bought a primary residence in 2013. But for anyone who will purchase or has already this year, they should file as soon as they can after closing on their home.
To file for a homestead exemption in many counties, all you have to do is go to the county’s property appraiser Web site. Many times, the web page has instructions on what you’ll need to do.
It’s important to note that you can’t file a homestead exemption on property that is not a primary residence. Simply put, you cannot file for the exemption on secondary and investment homes.
