My name is Toni and I’m pretty sure my mom wanted a boy, but instead she got three girls. I am the oldest of them, all born and raised in Plant City. I absolutely love this town. I moved away twice for short periods of time but had to come back home — there is no place like it.
That’s where I had a simple and rewarding childhood. I cherish the memories of summers with my “Granny,” picking fruit for jellies and pies, canning vegetables, cane-pole fishing and playing in old junk cars at her and Grandpa’s auto shop off of Hwy 574 just outside of town. She was my best friend from another generation and had a huge impact on my life.
I am happily married to my best friend from this generation, Roy Raulerson. He is a lineman for Tampa Electric and also a native of Florida. Together, we spend every spare moment in the outdoors, hunting for deer and turkey, fishing the flats or the lake, lobstering and watching baseball. In November 2012, we were blessed with our baby boy, Drake. He is by far my proudest accomplishment in life.
Before there were Roy and Drake, I was in real estate, starting with a large management company in Florida as the sales and marketing director of almost 2,000 units. After a short span of success, I was asked to help with a joint venture with one of the largest builders in the country, working for several years as a lead sales representative. I loved on-site sales, but with a downturn in the market causing many folks to question short-sale options, I decided to venture into general real estate in early 2006 to stay ahead of market trends. Short sales were exhausting but certainly rewarding for both buyer and seller.
Later, with the mortgage experience I was forced to learn during my real estate career, I decided to cross over to the lending side. Here’s where I determined to be the mortgage partner that I had always longed for as a real estate professional.
My love for the industry is apparent to all of my customers. With more than 20 years of combined real estate and mortgage experience, I understand the big picture. Some people find their way into real estate… I was basically born into it.
My parents have been involved in the real estate business for more than 40 years, and my father, Ron Donalson, truly did it all — real estate, mortgage lending, and owning his own title company for 35 years.
Ironically, I had very different plans. I was going to be a doctor. I earned my bachelor’s degree in biology and was studying for the MCAT with dreams of medical school. While in school, I took a job at a title company (not my dad’s — independence was important to me). I was offered a position at a mortgage company originating loans for a local builder,
Somewhere along the way, I realized how much I loved helping families buy their homes… and I never looked back.
Fast forward 25 years later — and here I am still doing what I love.
Today, I’m known for my experience, my ability to solve problems, and getting buyers to the closing table with confidence (and often faster than expected).
Turns out I still help change lives — just with loan approvals instead of prescriptions.
Outside of work, I’m married to my ride-or-die husband and am a proud mom of three — one child who is basically the same age as my mortgage career (turning 24 this year!) and two daughters turning 21.
For me, this business has never just been about loans… it’s always been about people, families, and the stories that bring them home.
I started racing at just 4 years old, which taught me quickly that success comes down to preparation, focus, and execution. That mindset has stuck with me in everything I do.
I went on to earn my Master’s degree in Accounting from Stetson University. Along the way, I also earned my contractor’s license, which gave me a hands-on perspective of how homes are built from the ground up.
But it wasn’t until I purchased my first home that everything really clicked.
That experience showed me just how important proper financing is and how much guidance and clarity people need during the process. It’s what led me into the mortgage industry, where I could combine my financial expertise with real-world knowledge to help others make confident decisions.
My approach is simple: be clear, be honest, and be reliable. I focus on making sure you understand your options and feel confident every step of the way.
As a licensed loan originator and the president of Florida Mortgage Firm, I firmly believe in leading from the front. Every day, I make it a point to work in the trenches with my team.

I was born and raised in Plant City; I have two older brothers and I am the youngest of the family.
I am happily married to my husband Clint and together we have a beautiful, smart little girl, Emma Grace, who is 2. She is my pride and joy, and I am so proud to be her mommy.
When I am not working, we enjoy spending time as a family, hunting, fishing, or just going on the boat to enjoy the FL sunshine!
I began my career in the mortgage industry over 13 years ago, starting off as a secretary with Plant City Mortgage (now Florida Mortgage Firm), working at a mortgage processor, loan officer assistant, and now as a mortgage loan originator.

I’m a Florida native, born and raised, and have been married to my husband Ryan for over 20 years. Together we’ve built a busy and rewarding life raising our three daughters, along with our two dogs, Abby and Turbo.
I earned my Bachelor’s degree in Accounting from the University of South Florida and obtained my real estate license in 2004. With a background in both accounting and the construction industry, I bring a well-rounded understanding of the financial and structural sides of real estate.
Outside of work, life revolves around our girls and their activities — you’ll usually find me at a game, on the sidelines, or cheering from the stands. Athletics have always been a big part of my life, from playing basketball, volleyball, and travel softball growing up to now staying active in an adult kickball league.
I’ve always believed that buying or selling a home shouldn’t feel overwhelming or transactional. My goal is to make sure every client feels comfortable, well-informed, and supported every step of the way.
I grew up in Buffalo, NY, so I’ll always be a Bills fan. In 2020, my family made the move down to Florida and went through the homebuying process with Florida Mortgage Firm.
Seeing that process firsthand is what got me interested in the industry. Everything felt clear, organized, and well-communicated, which made a big impact on me and stuck long after closing.
I joined the team shortly after as a loan processor, where I learned the ins and outs of the mortgage process — from disclosures all the way through closing.
That experience gave me a strong foundation and a real understanding of what it takes to keep a transaction moving smoothly.
Once I felt confident in that, I got my mortgage loan originator license so I could work directly with clients and help guide them through the process with that same level of clarity and support.
Outside of work, I spend a lot of time on the golf course, and during football season, I’m usually watching the Bills.
My career in the financial world started many years ago when I needed a job after returning from four years of traveling with my husband in the Air Force. We spent the last two years in Germany and what an awesome experience that was! My philosophy was that if I had to work, I should give no less than 110% and turn the job into a career.
Thanks to a manager who believed in me back when women weren’t necessarily considered candidates for management, I was promoted to Branch Manager of the small Savings & Loan where I worked. Then, as times changed and Tampa Federal S & L was purchased by California based Glendale Federal (remember the commercial “when you say jump, we say how high?), my career in banking really started to advance. Because I married at a young age, college was put on the back burner, but Glendale gave me the opportunity to pursue an education through “Glendale University,” which was awesome but challenging with a full-time job, a baby and a teenager to raise!
Though I was definitely a “career woman,” my No. 1 priority was my family, and with two children to raise, I have had a full and wonderful life! When my daughter was five and I was going through a divorce and had just turned 40, she once started to cry. When I asked what was wrong, she said, “My daddy just left me, and you’re so old your gonna die soon. Then I won’t have any parents.”
That really made me stop and “smell the roses,” and shortly thereafter I gave up the corporate world and went to work for Hallmark Mortgage, which was a small hometown mortgage company that allowed me the flexibility to spend more time with my family. I later purchased the Plant City branch of Hallmark (just before the market took a turn for the worse mind you) and later merged with Nate Davis at Florida Mortgage Firm. Now I focus strictly on providing the best service possible to my clients.

I come from a long line of farmers and veterans, and that background shaped a lot of who I am today: hard work, honesty, and showing up for people when it matters most.
Before getting into the mortgage world, I worked in financial planning and earned my MBA from Florida Southern College at the age of 22.
